About the role
Wat ga je doen?
As Portfolio Analyst Asia-Pacific , you’ll join Bouwinvest’s Sydney-based investment team and work across a diverse portfolio of listed and unlisted real estate investments throughout the region.
You combine financial analysis, market intelligence and real estate data to help us make well-informed investment decisions. You’ll analyse both our existing portfolio and potential new investments, looking beyond the numbers to understand what really drives performance.
You’ll play an active role in quarterly forecasting, valuations and performance measurement. You analyse cash flows, returns, leverage and sensitivities and support investment and divestment proposals. You’ll also review business plans, annual reports, ESG information and local market data to identify risks and opportunities.
An important part of your role is connecting the dots. Together with our Portfolio Managers, Listed Analyst and Portfolio Operations & Transactions team, you compare markets, sectors and opportunities and contribute to an integrated approach across our listed and unlisted investments.
We expect you to think independently. You don’t accept an outcome simply because the spreadsheet works. You challenge assumptions, investigate inconsistencies and develop your own view before discussing your findings with the team.
You’re reviewing a potential APAC investment. The returns look attractive, but one assumption doesn’t match what you’re seeing in the market. What do you do?
You challenge the assumption, compare it with current market data and rerun the analysis. You then assess what this means for the risk-return profile and the wider APAC portfolio.
You discuss your findings with the Portfolio Manager and clearly explain your view. Getting the numbers right matters, but understanding what they mean matters just as much.
Wat maakt deze functie bijzonder?
This role gives you broad exposure to real estate investing across Asia-Pacific. You won’t focus on just one market, sector or type of investment. You’ll work across different countries and both listed and unlisted real estate, giving you a broader perspective on how investment decisions affect the overall portfolio.
Because you’re part of a relatively small regional team, you’ll be involved from the start. You’ll work directly with experienced investment professionals in Sydney and collaborate closely with specialist teams in Amsterdam.
It’s also a role where curiosity matters. We don’t expect you to know everything from day one. We do expect you to ask questions, investigate before asking for the answer and speak up when something doesn’t make sense.
Working across Asia-Pacific means working with different markets, cultures and perspectives. Being open-minded, adaptable and able to communicate effectively with different stakeholders is therefore an important part of the role.
“Good analysis isn’t just about getting the numbers right. It’s about understanding what drives an investment, challenging assumptions and seeing how an opportunity fits into the wider portfolio.”
