What you'll be doing: • Lead office, lab, garage, and other commercial real estate transactions across the Americas, including leases, renewals, expansions, contractions, and subleases. • Work on site selection, market evaluation, due diligence, financial analysis, and transaction execution, collaborating with internal and external experts. • Develop negotiation strategies that achieve favorable financial, business, and legal terms while supporting NVIDIA’s long-term needs. • Evaluate opportunities to improve portfolio cost, footprint, and flexibility through site selection, market analysis, due diligence, and financial analysis. • Partner with Finance, Legal, Insurance, Workplace, business leaders, landlords, brokers, and outside counsel to assess risk, align priorities, and implement transactions. • Negotiate real estate agreements and translate financial, contractual, and market considerations into recommendations for senior leaders while managing transactions through completion. • Manage multiple complex transactions at once, keeping all landmarks, approvals, and obligations on track and on schedule. What we need to see: • Bachelor’s degree or equivalent experience in real estate, finance, economics, accounting, business, law, or a related field. • 12+ years of U.S. commercial real estate transactional experience, including ownership of lease negotiations from strategy through execution. • Knowledge of commercial real estate markets, lease economics, cost drivers, site selection, due diligence, and real estate finance. • Ability to review and negotiate letters of intent, leases, subleases, licenses, work letters, amendments, and related agreements, supported by financial analysis and Excel modeling. • Ability to influence across teams, balance competing priorities, exercise sound business judgment, and communicate recommendations to senior leaders and external partners. • Experience managing large-scale or complex corporate real estate transactions at a global technology company. • History of advising senior executives on significant real estate investments and long-term portfolio decisions. • Familiarity with specialized facilities such as R&D, engineering, or lab environments.
